Conversion of Garages & Outbuildings

If you have existing outbuildings adjacent or close to your house, it may be possible to convert them to additional accommodation to provide, for example, a ground floor bedroom, study, play room or games room. If the outbuilding is large enough, it may be a better location for a kitchen or sitting room than the existing.

If not attached to your house, a link may be the best way to access the converted room/s from your dwelling. Depending on the nature and location of your home, there may be planning restrictions regarding this. A garage conversion can be a way of gaining more space within your house if it is integral or attached. Access is usually straightforward, usually with little upheaval within the rest of the house.

A detached double or triple garage may have the potential, if the location and surrounding area is suitable, to be converted into either an annexe or a separate dwelling. This may depend on access arrangements, among other criteria.

If you have a large garage potentially suitable for conversion, it can be an alternative to down-sizing, for example, or extending to provide a granny-annexe. In addition, with small building plots becoming scarce, it can be an opportunity for a self-build, with considerable added value.

This large double was converted to a dwelling, with an extension added later.
Originally a large double garage, converted and then extended to provide a new dwelling. The new dwelling subsequently consisted of an open plan kitchen/ dining/ living room, plus a further large living room and two large en-suite bedrooms to the first floor

Further, we have obtained planning permission for extensions on previously converted garages, resulting in contemporary, spacious homes.

Alternatively the roof space above a garage can be converted to create an additional room, such as a home office. On occasion, it may be necessary to raise the roof structure in order to achieve a usable head height, but with the addition of roof lights, this is often an over-looked method of gaining an extra room.

We can advise on the best way forward in order to utilise garage and outbuilding space, as well as the likely planning and building regulations requirements.
